House Demolition Cost Brisbane 2026: The Real Numbers

Short answer: a house demolition in Brisbane is priced on everything attached to the house, not the house itself. Asbestos, access, what is under the slab, how much goes to the tip and how much can be recycled move the bill far more than floor area. Nobody can quote it fairly without seeing the place, so below is what drives the price and what a proper quote should list. If you want a number for your block, our demolition team will walk it with you.

How much does house demolition cost in Brisbane?

We have not published price bands for demolition, and we are not going to invent a “from” figure to look good in a search result. A timber Queenslander on stumps in Rocklea with clear street access is a different job to a brick home with a slab, a pool and a driveway too narrow for a truck in Forest Lake. Same word, “demolition”, wildly different days of machine time, labour and truck loads.

What we can say is that the machine is rarely the big line. The costs that surprise people are the ones nobody mentioned at the start: asbestos testing and removal, disconnecting services, hauling and tip fees, and what turns up once the slab comes off. A quote that is one number with no breakdown is a quote you cannot compare.

Does asbestos change the price?

Often, yes, and it is the line to ask about first. Queensland’s workplace health and safety regulator says asbestos should be removed before demolition “so far as reasonably practicable”, and that a licensed removalist prepares an asbestos removal control plan before licensed removal starts. Licensed removal and certain demolition work also has to be notified to the regulator before it begins, and owners, occupiers and neighbours who could be affected have to be told. Once licensed removal is finished, a clearance inspection and certificate are required. You can read the full requirements on the WHSQ asbestos and demolition page.

It does not stop at the walls. If asbestos cannot be removed first, the regulator expects fibres to be controlled during the demolition, for example with a fine wet spray, and the soil directly under the structure (roughly 30 to 50 mm) is scraped and handled as asbestos waste. That is extra time, extra containment and a different tip, which is why an older house with fibro eaves, fences or sheds should be tested before anyone prices the job.

What needs approving before the machine arrives?

Brisbane City Council says you may need building approval before doing any demolition work, and the way in is a licensed building certifier. Council also says you will need an approval even for minor demolition works to a home built during or before 1946, and planning approval can apply on heritage places and some overlays. If the job means capping the sanitary drain on your property, a licensed plumber has to do it, and a truck crossing the footpath may need a permit. All of that is on council’s demolition or removal page, and it is worth reading before you book a date.

Logan and Ipswich run their own rules, so check the address with that council first. Approvals do not cost us machine time, but they do decide when we can start, and a booked excavator sitting in the driveway waiting on paperwork is the sort of thing that ends up on someone’s invoice.

What actually tips the bill?

These are the things that move the number, roughly in the order we see them cause trouble:

  • Access. A battle-axe block or a steep driveway means a smaller machine and smaller trucks, which means more loads and more days.
  • What is under the house. A slab, deep footings, old septic tanks, buried fuel or a pool all add machine time. Some of it you only find once the dirt moves, so ask how a quote treats surprises.
  • Tip fees and recycling. Bricks, concrete, steel and timber sort differently, and mixed rubbish costs more to dispose of than clean, separated material.
  • Trees and vegetation. A big tree touching the roof is a different problem to a clear block. If trees come down as part of the job, the arborists at Dynamic Tree Solutions handle that side so the demolition crew is not guessing at it.
  • Weather. A wet January on SEQ clay slows trucks and churns the site, and spoil that is wet weighs more at the tip.
  • The clean-up. Do you want it left as a level pad ready for the builder, or just flattened? That finish is part of the price. Our site levelling work covers the final trim.

Who is allowed to demolish a house in Queensland?

The Queensland Building and Construction Commission does not list demolition as licensable building work, and its licence page points a demolition worker to Workplace Health and Safety instead. The WHSQ page above says demolition operators may need a demolition licence. In plain terms, ask whoever is quoting to show you their licence, their insurance and their asbestos plan before you sign, and keep copies. See the QBCC’s when you need a licence page for how it draws the line.

What should a proper demolition quote list?

Ask for these in writing so two quotes can be compared line against line:

  • Asbestos: who tests, who removes, and whether clearance is included.
  • Services: who disconnects power, water, gas and the sewer cap, and whether that is in the price.
  • Approvals: who lodges what, and what happens to the price if council takes longer.
  • Waste: how it is separated, where it goes, and whether tip dockets are provided.
  • Finish: whether the site is left level, raked or compacted.
  • Exclusions: rock, buried rubbish, wet weather and extra loads.

We take on demolition alongside the excavation, so the same machines that take the house down can strip the topsoil, break out the slab and set up the pad. One mobilisation and one set of access arrangements usually beats two separate crews. We have written up the commercial side in our post on commercial demolition process and costs and our guide to demolition and site clearance in Salisbury, and our Rocklea and Acacia Ridge pages cover the nearby suburbs. For a home anywhere in Brisbane’s south and south-west, Logan or Ipswich, the same questions apply.

Frequently asked questions

How much does house demolition cost in Brisbane?

There is no fair flat figure. The price depends on asbestos, access, what is under the house, tip and recycling costs, weather and how the site is left. Ask for an itemised written quote so you can compare like with like.

Do I need council approval to demolish a house in Brisbane?

You may need building approval through a licensed building certifier, and Brisbane City Council says approval is needed even for minor demolition works to a home built during or before 1946. Heritage places and some overlays also need planning approval. Check your address with council first.

Who removes the asbestos before demolition?

Asbestos should be removed before demolition so far as reasonably practicable. Where a licence is required, a licensed asbestos removalist does the work under a control plan, and a clearance inspection follows. WHSQ sets out the requirements on its asbestos and demolition page.

Does the demolition quote include disconnecting power, water and the sewer?

It depends on the quote, so ask. Services should be disconnected before the machine starts, and capping a sanitary drain on your property has to be done by a licensed plumber. Make sure the quote says who arranges each one.

What areas does Dynamic Earth Solutions cover for demolition?
